KWANZAA OBSERVANCE:
Holiday in brief:
Kwanzaa is a week long celebration held in the United States and also celebrated in the Western African Disapora in other nations of the Americas. The celebration honors African heritage in African-American culture. Is observed from December 26 to January 1, culminating in a feast and gift-giving. Kawnzaa has seven core principles (Nguzo Saba) It was created by Maulana Karenga, and was first celebrated in 1966-67.
During the early years of Kwanzaa it was meant to be an "oppositional alternative" to Christmas. However, as Kwanzaa gained mainstream followers, it's position was altered so that practicing Christians would not be alienated. Many African Americans who celebrate Kwanzaa, do so in addition to observing Christmas.
PRINCIPLES AND SYMBOLS:
> UMOJA (Unity): To strive for and maintain unity in the family, community, nation and race.
> KUJICHAGULIA (Self-Determination): To define ourselves, name ourselves, create for ourselves, and speak for ourselves.
> UJIMA (Collective work and responsibility): To build and maintain our community together and make our brothers' and sisters' problems our problems, and to solve them together
.
> UJAMAA (Cooperative economics): To build and maintain our own stores, shops and other businesses and to profit from them together.
> NIA (Purpose): To make our collective vocation, the building and developing of our community in order to restore our people to their traditional greatness.
> KUUMBA (Creativity): To do always as much as we can, in the way we can, in order to leave our community more beautiful and beneficial than when we inherited.
> IMANI (Faith): To believe with all our hearts in our people, our parents, our teachers, our leaders and the righteousness and victory of our struggle.
SYMBOLS:
 A decorative mat (Mkeka) on which other symbols are placed, such as: corn (Muhindi) and other crops, a candle holder kinara with seven candles (Mishumaa Saba), a communal cup for libation (Kikombe cha Umoja), gifts (Zawadi), a poster of the seven principles, and a black, red, and green flag. The symbols were designed to convey the seven principles.
OBSERVANCE:
Families celebrating Kwanzaa decorate their households with objects of art: colorful African cloth such as kente, especially the wearing of kaftans by women; and fresh fruits that represent African idealism. Children are included in Kwanzaa ceremonies to give respect and gratitude to ancestors. Libations are shared, generally with a common chalice, (Kikombe cha Umoja), passed around to all celebrants. The holiday greeting is "Joyous Kwanzaa". A ceremony may also include drumming and musical selections.
Cultural exhibitions include the Spirit of Kwanzaa, an annual celebration, held at the JFK Center for the Performing Arts, featuring interpretive dance, African dance, song and poetry.
The holiday has also spread to Canada and is celebrated by Black Canadians in a similar fashion as in the United States.
Have a safe and meaningful Kwanzaa and remember the greeting for each day, "Habari Gani (what's the news?)

IS YOUR HOLIDAY HUSTLE & BUSTLE GETTING TO BE TOO MUCH? TRY SLOWING DOWN A LITTLE BY REMEMBERING SOME OLD TRADITIONS !!!!!
The Holiday Season should be joyous and a time to build lifelong memories with your family. Traditions also help you to bond and reconnect with loved ones, friends and neighbors. Creating traditions can take a little time and energy to plan, so here is a list of a few traditions to inspire your own holiday plans and make the season a little more fun and brighter.
HOLIDAY FOOD TRADITIONS:
1. Make traditional dishes for your holiday meals and include foods from your own culture and foods you ate while growing up. Ask for recipes from relatives to keep your family food traditions alive.
NEIGHBORHOOD AND COMMUNITY TRADITIONS:
1. See a local production of "The Nutcracker", "A Christmas Carol" or another holiday-themed show.
2. Get in your car, check out and privately judge, holiday lighting displays in your neighborhood.
3. Make a note of local holiday events on your calendar. Most cities/towns, produce concerts, festivals and plays to celebrate the season.
AROUND THE HOME HOLIDAY TRADITIONS:
1. Go to a tree farm and cut down the perfect tree (they last longer). Decorate it as a family, let the kids do their thing. Have some treats on hand.
2. Set aside at least one night to watch a holiday movie or TV special, like "Scrooge", "Miracle on 34th Street", "A Charlie Brown Christmas", etc.
3. Purchase or make a holiday ornament for each child every year. Helps to reminisce holiday decorating.
4. Sit down with your child and take the time to write a letter to Santa.
GIVING BACK HOLIDAY TRADITIONS:
1. Volunteer your time at a food bank to help families in need.
2. Go through your closets and donate gently used clothing to a local shelter. Coats are particularly useful at this time of year.
3. Deliver cookies and treats to those who must work during the holiday. i.e. local fire station, police department and your local hospital.
4. Volunteer a little time at a Senior Citizen Center.

HOLIDAY GIFT TRADITIONS:
1. If your extended family is large, consider making a deal among the adults to buy gifts only for the kids.
2. Start a "Gag Gift" tradition to a family member. Each year pass the gift on to another, unsuspecting family member.
CHRISTMAS EVE TRADITIONS:
1. Open one gift on Christmas Eve.
2. Track Santa's progress across the globe.
3. Read "the Night Before Christmas" at bedtime.
4. Get matching pajamas for the kids to wear on Christmas Eve for a great photo op in the morning.
CHRISTMAS MORNING:
1. Choose a family member at random to pass out the gifts to everyone.
2. Call or have a video chat with loved ones who are unable to be with your family
3. Go out for breakfast (if you can find a place open) let someone else besides Mom, do the cooking.
Most of all, remember to try to observe the religious purpose of the holiday you are celebrating. From the staff of Legacy Realty Group....have a wonderful and safe holiday season.

THE HISTORY OF HANUKKAH (CHANUKAH)

Hanukkah or Chanukah (for anyone not aware) is the eight day festival celebrated by Jewish people around the world. The history of Hanukkah dates back to 165 BCE. The land of Judea was ruled by Antiochus, a Syrian King, who ordered the Jews to reject all their rituals and beliefs, forcing them to worship Greek Gods and eat the meat of a pig. Out of fear of the Greek Soldiers, some Jews obeyed, while the remaining Jewish people, would not comply to these orders, both of which were against Jewish law, and out of anger, decided to fight back.

A Jewish High Priest, Mattahias and his five sons, attacked and killed many of the Greek soldiers, then took asylum nearby. When Mattahias died a year later, his son Judah Maccabee took charge of the Jewish Army, committed to defeat the Greek Soldiers. The determined army fought fiercely and successfully defeated the Greek Soldiers. Judah and his men then traveled to the Holy Temple to attend to it's restoration. While they were cleaning and repairing the damages to the temple, which was in shambles, they discovered that many precious items were missing or had been destroyed. They repaired what was left, including the Menorah, a nine branched candelabrum. They discovered that the limited amount of purified oil, which could only light the Menorah for one night, miraculously burned for eight days, thus giving rise to the establishment of Hanukkah, "The Festival of Lights". This eight day festival is celebrated to commemorate the re-dedication of the Holy Temple and the victory of Judah Maccabee over the Greeks. During this eight day festival, Jews light one candle on the Menorah each night, preceded by Jewish blessings. According to the Hanukkah tradition, the candles should not be blown out.

This year, on Thursday, November 28, 2013, Hanukkah and Thanksgiving occur on the same day, an astronomical merging of the Holidays, that will not happen again for 77,000 years. Since this will be a "once in a lifetime" event, perhaps there could be a turkey shaped Menorah called a "Menurkey", or a "Thanksgivukka" to honor both Holidays. Pardon the humor.
Ironically, in 2016, Hanukkah begins on Christmas Eve. Not as spectacular an event as this year, but special nevertheless.

ENJOY YOUR HOLIDAYS !!!!!!!

THE COLORS OF CHRISTMAS
There are several colors which are traditionally  associated with Christmas. The most popular are Red, Green & Gold. But why....and what do all the colors represent? Most of the colors and their meanings have evolved from the Western/Northern European Christian traditions and customs, with Christmas in the middle of Winter where it is dark early and cold.

GREEN:
Evergreen plants like Holly, Ivy and Mistletoe have been used for thousands of years to decorate and brighten up buildings during the long, dark Winter. They also reminded people that Spring was around the corner, and Winter wouldn't last forever. The Romans would exchange evergreen branches during January as a sign of good luck. The ancient Egyptians would bring palm branches into their homes during the mid-winter festivals.
In many parts of Europe during the Middle Ages, Paradise Plays were performed, most often on Christmas Eve. Bible stories were acted out for people who couldn't read. The "Paradise Tree" in the Garden of Eden in the play, was normally a pine tree, adorned with red apples tied to it. Now the most common use of green at Christmas time, are Christmas trees.

RED:
As stated, the early use of red at Christmas, were the apples on the Paradise Tree, which, in the plays, represented the fall of Adam. Red is also the color of holly berries, which is said to represent the blood of Jesus when he died on the cross. Red is also the color of Bishops robes. These would have been worn by St. Nicholas, then became Santa's uniform.

GOLD:
Gold is the color of the Sun and light, both very important in the dark Winter and both red and gold are the colors of fire, needed to keep you warm. Gold was also one of the gifts presented to the baby Jesus by one of the wise men. Traditionally it's the color used to depict the star, followed by the wise men. (Silver is sometimes used, instead, but gold is the warmer color)

WHITE:
White is often associated with purity and peace in Western Cultures, as is the snow of Winter. White, paper thin, wafers were also sometimes used to decorate the Paradise Trees. The wafers represented the bread which is eaten during the Christian Communion or Mass, as a reminder that Jesus died for them. White is used by most churches as the color of Christmas, when the altar is covered by a white cloth. (In the Russian Orthodox Church, at Christmas, a Gold cloth is used to cover the altar)

BLUE:
The color blue is often associated with Mary, the mother of Jesus. In Medieval times, blue dye and paint was more expensive than gold, therefore would only be worn by Royal families and people of wealth. Mary was often painted wearing blue to show that she was very important. Blue also represents the color of the sky and heaven. During Advent, the month of preparation leading to Christmas day, purple (occasionally blue) is used in most churches for the color of the altar cloth. (In the Russian Orthodox Church, during Advent, red is used as the color of the alter cloth)

While the Christmas Holiday is arguably the most colorful of all holidays, it is celebrated by many cultures in many different ways. Have a safe and wonderful Holiday, and try to not let all the commercialism overshadow this meaningful time of year.

WIFI HACKING
With Thanksgiving upon us, more people will be traveling by land or air, than at any other time of the year. Aside from weather predictions and driving hints here is another important precaution you may not have thought about. If your trip includes a stay at a hotel that provides WIFI service, take advantage of it, and when you are finished, shut it down, and remind your kids (if any) to do the same. Leaving your computer connected and on, provides great opportunities for Cyber attacks, which happen at hotels frequently. The last thing you want to discover is that your computer has been "hacked", and all your important data stolen. Be careful, so you can enjoy a wonderful Thanksgiving.

THANKSGIVING DAY IS AROUND THE CORNER. HERE ARE A FEW TRADITIONS & CUSTOMS OLD AND NEW:
Every celebration is accompanied by some customs or rituals in which people enthusiastically participate with minor degrees of variation. Thanksgiving Day has it's own set of traditions, and pastimes. Here are just a few....
GOBBLING TURKEY:
Surveys conducted by the National Turkey Federation (NFT), projects that 91% of Americans eat turkey on Thanksgiving Day. Southerners typically prefer deep-fried turkey as opposed to roasted turkey, however. Approximately 675 million pounds of turkey is consumed on Thanksgiving Day.... And how about those late night sandwiches.
CHARITY FOR THE NEEDY:
As Thanksgiving is a celebration of sharing thanks, blessings and prosperity, many people move to help their "not so lucky" fellow- beings. They supervise soup kitchens and many other activities to contribute to the less fortunate members of society.
FOOTBALL:
Americans are well known for their passion of football, which is relished on Thanksgiving Day and well into the evening. While some people play it, others prefer to watch it, either in stadiums or on TV. Usually you can find a minimum of four, nationally televised games of pro-football on this day.
ENJOYING THE LAVISH, FUN FILLED, THANKSGIVING DAY PARADE:
Before the football games, many Americans have the opportunity to watch the great parade, highlighted by the exquisite balloons, the amazing Radio City, Rockettes, and Santa, by visiting NYC personally. Many millions of others enjoy the extravaganza on TV. The arrival of Santa marks the end of the parade and the official start of the Christmas Season.
MAKING A WISH:
Following the footsteps of the Etruscans, Americans make a wish by breaking the forked breast bone (wish bone) removed from the turkey or chicken. The belief is the wish will be granted to the person holding the biggest piece of the "wish bone". The tradition started in Rome and was introduced to America by the British.
The evolution of Thanksgiving has certainly come a long way since the first American Thanksgiving festival was held in 1607, in Virginia. As for the official start of the Christmas Season, it keeps coming earlier each year. In fact there is a humorous story about a couple walking down the street observing Christmas lights and decorations. One says to the other, "Oh my gosh, I didn't realize it was September already".
HAVE A WONDERFUL THANKSGIVING HOLIDAY.

THE HISTORY OF VETERANS DAY:
Veterans Day gives Americans the opportunity to celebrate the bravery and sacrifice of all U.S. veterans. However, as the Department of Veterans Affairs reports, many Americans confuse this holiday with Memorial Day. In addition, some Americans don't know why we commemorate our Veterans on November 11.
A BRIEF HISTORY OF VETERANS DAY:
Veterans Day, formerly known as Armistice Day, was originally set as a U.S. legal holiday to honor the end of World War 1, which officially took place on November 11, 1918. Through legislation that was passed in 1938, November 11 was "dedicated to the cause of world peace and to be hereafter celebrated and known as Armistice Day". As such, this new legal holiday honored World War 1 Veterans. In 1954, after having been through both World War 2 and the Korean War, the 83rd U.S. Congress-at the urging of the veterans service organizations, amended the Act of 1938 by striking out the word "Armistice" and inserting the word "Veterans". With the approval of this legislation on June 1st, 1954, November 11 became the day to honor American veterans of all wars. In 1968, under the Uniforms Holiday Bill, Veterans Day was moved to the fourth Monday of October. Many states did not agree with this decision and continued to celebrate the holiday on it's original date. The first Veterans Day, under the new law, was observed with much confusion on October 25, 1971.
Finally, on September 20, 1975, President Gerald R. Ford signed a law which returned the annual observance of Veterans Day to it's original date of November 11, beginning in 1978. Since then, the Veterans Day holiday has been observed on November 11.
CELEBRATING THE VETERANS DAY HOLIDAY:
If the November 11 holiday falls on a non-workday...Saturday or Sunday, the holiday is then observed by the Federal Government on Monday. Federal Government closings are established by the U.S. Office of Personnel Management. State and local government closings are determined locally, and non-government businesses can close or remain open as they see fit.
THE DIFFERENCE BETWEEN VETERANS DAY AND MEMORIAL DAY:
Memorial Day honors service members who died in service to their country or as a result of injuries incurred during battle. Deceased veterans are also remembered on Veterans Day, but the day is set aside to thank and honor living veterans who served honorably in the Military in wartime or peacetime.
Don't forget to serve veterans as well as they served us.  <THANK YOU VETERANS>

HALLOWEEN HISTORY & ORIGIN:
Halloween is one of the oldest holidays still celebrated today. It's one of the most popular holidays, some say, second only to Christmas. While millions of people celebrate Halloween without knowing it's origins and myths, the history and facts about Halloween make the holiday more fascinating.
Some people view it as a time of superstitions, ghosts, goblins and evil spirits that should be avoided at all costs. However, the holiday has, in fact, transitioned from a somber pagan ritual, to the day of merriment it has become...a time of fun, putting on costumes, trick-or-treating, and having theme parties.
HALLOWEEN HISTORY:
Halloween is celebrated on October 31st, the last day of the Celtic calendar. It was originally a Pagan holiday, honoring the dead, referred to as, All Hallows Eve, and dates back to over 2,000 years ago. All Hallows Eve is the evening before All Saints Day, which was created by Christians to convert Pagans, and is celebrated on November 1st. The Catholic Church designated this day specifically to honor it's saints.
ORIGIN OF HALLOWEEN:
While there are many versions of the origins and old customs of Halloween, some remain consistent by all accounts. Different cultures view Halloween differently, but traditional Halloween practices remain the same.
Halloween culture can be traced back to the Druids, a Celtic culture in Ireland, Britain and Northern Europe. Roots lay in the feast of Samhain, celebrated annually on October 31st, to honor the dead. Samhain signifies "summers end" or November. Samhain was a harvest festival with huge, sacred bonfires marking the end of the Celtic year and the beginning of a new one. Many of the practices involved in this celebration were motivated by superstition. The Celts believed the souls of the dead roamed the streets and villages at night. Since not all spirits were thought to be friendly, gifts and treats were left out to pacify the evil and ensure that next years crops would be plentiful. Do you get the connection? This custom evolved into Trick-or-Treating............<HAPPY HALLOWEEN>

SELLING YOUR HOME.......WHAT ARE THE  PROS AND CONS OF USING A LOCK BOX?
TO LOCK BOX OR NOT TO LOCK BOX.

Lock boxes are certainly a convenience, and part of modern day Real Estate services, since they allow access to a property at times when sellers may not be at home. Either Supra boxes or combination boxes are the norm in most marketplaces, but let's discuss the pros and cons of each.

THE SUPRA SYSTEMS: Have great features, but the showing agent must subscribe to the service to obtain a special key. The system electronically records when and who entered the property. The advantages are obvious and that is why these systems are popular. The down side is that the key (which looks like a cell phone) and the Supra boxes themselves, are rather expensive, consequently, many Real Estate Agents do not subscribe to these services, and choose a combination lock-box instead.

A COMBINATION LOCK BOX: Does solve the issue of agents who do not subscribe to the Supra System, but once the combination is made known to other co-operating agents, it is not possible to determine electronically, who viewed the property or when it was viewed. Since a co-operating agent must first call the listing office to determine the availability of the home, It becomes the responsibility of the listing agent or office to record the dates and times that the home is being shown, along with the name of the showing agent.

VISIBLE LOCK BOX LOCATION. Having either type of lock box clearly visible from the street can make a home vulnerable to vandalism. While not common, there have been cases where homes were broken into, when vandals cut lock boxes off of front doors and smashed them, exposing the keys. Whenever possible, it is recommended that the lock box be attached to a rear or side door, where it would not be visible from the street.

CONCLUSION. When selling your home, it is your goal to expose it to as many potential buyers as possible, even when you are not there. Lock Boxes allow that to be possible, making the scheduling of showings easier. The question is whether or not sellers are willing to risk missing a showing, simply because the day or time is not convenient for them. What are the sellers priorities?

INVEST IN YOUR HOME
If you're thinking of remodeling or upgrading your home, you're not alone. According to a recent survey, more than 1/3rd of Americans have not moved in the past five years. Instead, they are redesigning and upgrading areas of their home, and minor improvements can make a world of difference.
>LANDSCAPING:
  Tastefully neat shrubs, trees & flowers, paver stone patios, etc. A few potted plants at the front entrance, can add as  much as 15% to the value of
  your home and, consider this. If you ever do decide to sell and a potential buyer drives by your weed infested, poorly landscaped home, think of how
  they might imagine the condition of the interior.
>CALIFORNIA CLOSETS:
  Get more out of the existing space you have by organizing more efficiently and provide your home with a modern, stylish look.
>WINDOWS & DOORS:
  No need to replace them. (unless they are falling apart) Consider modern shades, draperies, designer fabrics & awnings. Paint exterior doors in either
  of four welcoming dark colors. Blue, Red, Green or Yellow.
>KITCHENS AND BATHROOMS:
  Of course you can go nuts here. If you have to replace appliances, consider most popular today, black or stainless steel. If cabinets are in decent
  shape, replace the knobs. Counter tops can be replaced with inexpensive laminates. Granite is not necessary, and expensive. Ceramic tile and wood
  laminate floors are very popular. In the bathroom, consider installing attractive sliding doors & fixtures, and upgrade the lighting.
>HEATING AND AIR CONDITIONING:
  The single, most important thing to remember is organized maintenance. Change air filters regularly. Don't waste your money on the cheapest filters.
  You'll wind up having to replace them more often. Remember, you get what you pay for. If you're lucky, you might get 15 years out of your A/C
  compressor, so have it checked each season and run it occasionally in the winter for a few minutes, just to get the motor running. Drain some water
  from your water heater into a bucket, using the small spigot at the bottom, at least every six months. You'll probably notice a small amount of dirty
  water at first, then clean. Helps prevent a buildup of rust from the interior liner. Average life span of a water heater is 10-12 years. If you hear it making
  a banging noise, prepare for a new heater soon.
As you can see, most upgrades need not cost a fortune. Not only will you enjoy the changes while you are living there, but a relatively small investment
can potentially lead to a substantial increase in value. Who knows, the house may turn out so nice and comfortable, you may never want to move. On the other hand, why do you suppose the nicest homes seem to always sell for more than the others?

HAPPY BIRTHDAY NEW JERSEY (part 2)

9>  BRIDGES AND TUNNELS
1927-1957-It is difficult to imagine, but until 87 years ago you needed to travel by water to connect between New Jersey and New York City. Then in 1927, New Jersey welcomed the Holland Tunnel, named after it's chief engineer, Clifford Holland. In 1931 The George Washington Bridge was inaugurated. In 1962 the lower deck was attached. Still the world's busiest bridge, the GWB transports well over 100 million vehicles a year. The first tube of the Lincoln Tunnel opened in 1937. A second tube, delayed by World War II, opened in 1945, and a third tube was completed in 1957.

10> HITTING THE ROADS
The 1950's. New Jersey has two great roads that traverse the state from North to South: The New Jersey Turnpike and the Garden State Parkway. The main line of the Turnpike (the busiest road in the world) was completed in 1952, the Parkway was done 5 years later.

11> CULTRUAL PROMINENCE
By now, who doesn't know that New Jersey has spawned more artists and entertainers than virtually any other state in America. Starting with Frank Sinatra  (Hoboken) or Count Basie  (Red Bank); Bruce Springsteen, Jon Bon Jovi, Joe Piscopo, Meryl Streep (Summit) Jack Nicholson (Neptune) Susan Sarandon, (Edison), The Four Seasons The Sopranos, Boardwalk Empire, and what about the 2014 Super Bowl at Met-Life Stadium. New Jerseyans have always appreciated our state and now most of the rest of the world does too. So What if it has taken 350 years.

These brief recollections of events have been excerpted from a wonderful article written by Michael Aaron Rockland, for the 1/4/14 issue of New Jersey Monthly Magazine. Suggested reading.

HAPPY BIRTHDAY NEW JERSEY !!! (Part one)

There's no birth certificate to prove it, but 1664 is considered New
Jersey's official birth year. For your historical information, read on
for some significant milestones in the history of the state.

1> THE TWO NEW JERSEY'S

It is somewhat arbitrary to pick 1664 as New Jersey's birthdate, since
native Americans had been there for thousands of years, and various
Europeans, including Swedish and Dutch Colonizers, had settled here
before that date. Still, 1664 is the year an area approximating
today's state began to be called New Jersey, due mainly to Sir George
Carteret's defense of the Isle of Jersey. The Crown awarded half of
New Jersey to Sir George and the rest, to another favorite of the
Crown, Lord John Berkeley.

2> NEW JERSEY GET'S IT'S OWN GOVERNOR

The Governors of the East and West Jersey Colonies, lived in New York
and Philadelphia, respectively, with the influence of those cities
hanging over New Jersey even then. In 1738, Lewis Morris, a native
son, was chosen as the state's first Governor, and New Jersey's
consciousness of itself as a single entity had begun.

3> RAISING HOPES OF VICTORY

A disconsolate George Washington stood on the Palisades in Fort Lee in
November 1776, watching the British capture the Manhattan side of the
Hudson River, now called Washington Heights. Washington's bedraggled
army had been forced to escape across the river to Fort Lee, arriving
at the exact spot where the bridge that bears his name now stands.

4> FIRST TO RATIFY THE BILL OF RIGHTS

New Jersey ratified the Bill of Rights, the first ten amendments to
the U.S. Constitution, on November 20, 1789, the first state to do so.
It's a distinction barely remembered.

5>TWO GREAT CANALS

1820s-1830s. Many New Jerseyans are unaware of the two canal systems
that once crossed the state: The Delaware/Raritan and the Morris. The
canals served as passageways across the state for commerce between New
York and Philadelphia.

6> REJECTING ABRAHAM LINCOLN

1860 & 1864. Although New Jerseyan's may not wish to acknowledge this,
Abraham Lincoln failed to carry the state in both his campaigns for
the Presidency. In 1864 Lincoln was opposed by General George
McClellan of West Orange, who won New Jersey with ease. He would later
be elected Governor of the state.

7> NEW JERSEYANS IN THE WHITE HOUSE

Grover Cleveland, born in Caldwell, is the only native of New Jersey
to occupy the White House-and he did that twice. He was elected in
1884, defeated in 1888, and won again in 1892, the only president in
our history to serve two non-consecutive terms. Woodrow Wilson,
elected President in 1912, although born in Virginia, was far more
involved in New Jersey life and politics than Cleveland. Wilson served
two terms. Another New Jerseyan almost became President. Garrett
Hobart was born in Long Branch and educated at Rutgers, and for many
years was Mayor of Paterson where his statue stands in front of City
Hall.

8> NEW JERSEY, ENGINE OF INNOVATION

1870-1955. Thomas a. Edison, America's greatest inventor, developed
most of his key projects, including the phonograph, the electric light
bulb and the movie camera in Menlo Park, beginning in the 1870's and
in his West Orange Lab after 1887. Thanks to Edison's pioneering work
in film, New Jersey-not Hollywood, was the original movie capital of
America.

YOUR CREDIT RATING IS CRITICAL (part two)

USE YOUR CREDIT WELL:
If you are in the process of trying to improve your credit score, rebuilding after a disaster, you need to be particularly careful.

PAY BILLS ON TIME:
The biggest chunk of your credit score is likely to be your payment history. Become religious about making sure all your bills are paid on time, all the time.

USE THE CREDIT YOU HAVE:
Make a few small purchases every month using your plastic-but no more than you can pay off each month.

KEEP YOUR BALANCES LOW:
Somebody who has good credit can occasionally afford to run up a big balance on a credit card, but not you. You shouldn't use more than 30% of the limits you have. Keep track of your purchases in a check book register or just check your balances frequently on line. These cards are not an excuse for you to carry debt. The plastic you have now is meant to help rehabilitate your beaten-up credit.

PACE YOURSELF:
It's never a good idea to apply for a bunch of new credit in a short period of time, especially when you are trying to rebuild a score. Wait about six months between applications for credit, and don't apply for cards just to see if you'll be accepted.

DON'T COMMIT THE BIGGEST CREDIT REPAIR MISTAKES:
Fixing your credit can be a long, involved process, with many opportunities to make a mistake. The three biggest mistakes to avoid are:

1. Hiring a "fly by night" firm. You can pretty much assume it's a scam if the company guarantees results in    advance, want's to charge you a big up-
    front fee, or suggest that you create a new credit report by using a different social security number or taxpayer I.D. number. Look for a legitimate
    law firm.

2. Failing to get everything in writing. The phone is not your friend. If you must have a phone conversation, make copious notes. You are better off
    conducting credit repair in writing.

3. Reviving the Statute of Limitations. States have different rules about how long a creditor can sue you over a debt, with most limiting the period
    to 3 to 6 years. Making a payment on an old debt, or even acknowledging that you owe it, can revive the statute and leave you vulnerable to a
    lawsuit. Make sure you know the rules of your state, when dealing with old debts.

YOUR CREDIT RATING IS CRITICAL:

Whatever the reasons, and "until you can back on your feet", if you are having difficulty keeping up with your monthly responsibilities, try prioritizing your bills by dividing them into three categories:

1. ESSENTIAL BILLS-the ones that if you didn't pay, could result in catastrophic consequences.
    THE BILL                                                                               CONSEQUENCE FOR NOT PAYING
    Mortgage or rent                                                                      Foreclosure or eviction
    Home equity loans/lines of credit                                               Foreclosure or eviction
    Groceries                                                                                 Starvation
    Utilities                                                                                     No lights, heat, water or phone
    Payments on car needed for work                                             Loss of job
    Essential medical treatments                                                      Death or serious illness
    Child support                                                                            Jail

 2. IMPORTANT BILLS-the ones you should pay if possible. Failure to pay would have serious consequences.

    THE BILL                                                                                CONSEQUENCE FOR NOT PAYING
    Income taxes                                                                             Wage garnishment/loss of tax refund
    Court Judgments                                                                        Wage garnishment
    Student loans                                                                             Wage garnishment, loss of tax refund
    Loans secured by property you want to keep                              Repossession of property
    Auto Insurance                                                                           Loss of license/Fine
    Medical Insurance                                                                      Catastrophic medical bills

3. NON ESSENTIAL BILLS-debts not secured by property. Failure to pay will affect your credit score, but skipping payments won't put you out on

    the street.
    THE BILL
    Credit cards
    Department store cards
    Gas cards
    Medical bills
    Legal bills
    Personal loans from friends or family

You might have other bills not mentioned here. Use your best judgment to categorize them.

HOME MORTGAGE LOANS

If you are shopping for a home today, you might be interested in the
following, helpful information about mortgages and obtaining them.

A home loan typically is the largest debt a consumer incurs. Choosing
a mortgage is a big decision and has many variables to consider.

One of the big mistakes home buyers make (particularly first time
buyers) is underestimating the expenses related to home
ownership---including maintenance and repair costs, property taxes and
homeowners insurance. These can catch up with you and lead to possible
credit problems. Still, owning a home is part of the American dream
and is a great goal to reach, both personally and financially. People
rarely lose money by owning a home.....usually make money if and when
they decide to sell. Home ownership generally tends to improve the
financial circumstances and attitudes of people. Once you've analyzed
all of the costs associated with your new home, you should have an
idea how much you can afford to pay each month for your mortgage, and
before you start shopping for a home, you're ready to talk to
potential lenders.

QUALIFYING RATIOS

Keep in mind, lenders look at "qualifying ratios" because they want to
know what percentage of your income you will be spending on a monthly
payment.

The front Ratio compares your monthly income with your house payment.
Most lenders want to see a ratio of 28% or lower, meaning that you'll
be spending no more than 28% of your monthly gross income on your
mortgage.

The other ratio is the "back ratio" which considers  your house
payment, plus all other monthly debts, like auto loans, credit cards,
etc. Not too long ago, a back ratio of 36% was the limit, but today
most lenders have loosened the restrictions somewhat.

When you start shopping for a mortgage, you should contact more than
one potential lender to compare interest rates and other terms
associated with the loan.

Start by researching mortgages through:

> your bank or credit union, > other banks that offer mortgages > on line lenders > mortgage brokers.

A large number of consumers choose to shop through a mortgage broker
since they have access to loan offered by many banks. A good broker
will find you the best deal, considering the property, your
preferences and your credit score. Once you have made that decision,
be sure to obtain a pre-approval letter from your lender prior to
house hunting. Based upon current interest rates and your credit
history, a pre-approval letter is a binding commitment to lend you the
money for your mortgage.

Many potential buyers are in possession of a pre-qualification letter,
which merely states that based upon information you have given them
(without having checked your credit) you qualify for the loan.

Our advice is to seek a binding, pre-approval commitment letter,
especially if you are buying in a hot real estate market, where it may
be necessary.

GOOD LUCK WITH YOUR HOUSE HUNTING.

HOME SECURITY:

 The advice in this report is based on two principles:

•Making your property look less appealing to burglars

•Make your property look harder to break into
 AND VERY IMPORTANT....either you or your kids, don't make what you may think is a harmless announcement on Social Media, Face Book, Twitter, or any other form, etc. that you are going on vacation, visiting relatives, etc. and how long you intend to be away.

~~~
1. “Think like a burglar”
Here’s a surprisingly effective way of spotting the vulnerabilities in
your property’s security:
 Lock yourself out of your property, then think about how you’d break
in. Faced with this challenge, you’ll start to think creatively about
how a burglar might gain entry.
You may spot open windows. You may see walls and trash cans as being
props for gaining entry. If it’s dark, you may notice that certain
areas of the property are unlit. You may even notice access points
that you had forgotten existed!
Burglars look for the weak link—the “chink in your property’s armor.”
By simply spending five minutes looking at your property from a
burglar’s point of view, you can identify your property’s weak spots.
2. When you go away for a few days, don’t leave clues
If you’ll be away from your property for a few days, cancel any
deliveries (such as newspapers). Also, ask a neighbor to push in any
other mail such as free newspapers and leaflets. If you have a porch,
ask them to collect mail so it is not visible from outside.
 Lights on timers can give the illusion that someone is in the property.
3. Safe havens
Are there any parts of your property that could allow an intruder to
work undetected? For example, ensure that a garage is fitted with
secure locks, and that any door leading from the garage is
particularly secure.
Electronically protected up-and-over garage doors can provide good security.
 Also, be aware that high hedges and bushes can screen a burglar from
the road or from neighbors.
4. Sheds
Make sure sheds are securely padlocked—and possibly alarmed. Tools in
the shed could be used against you: for example, a hammer could be
used to break glass, or a spade could be used to lever open a window.
5. Keep ladders locked away
In part 1, we discussed how a burglar could use nearby items as props.
Ladders are particularly useful to burglars, so make sure you keep
yours locked up. If a ladder must be stored outside, padlock it to the
wall with special brackets.
6. Accessible windows
Burglars hate broken glass. Although they often gain entry via a
window, they usually do so by breaking the glass then opening the
window using the handle.
Fit locks to all windows, especially those with easy access—for
example, ones that are near flat roofs—or that could be accessed by
climbing a drain pipe.
7. Security lights
Motion-sensitive security lights can be very effective when placed
above entry points such as rear doors. In fact, a light above your
front door can allow you to see who’s calling at night. Ensure the
lights are well out of reach of intruders.
 8. Keys
A key is the easiest way to get into a house, so never leave keys in
locks—which would allow burglars to break through a glass pane and
open the lock using the key. Also, don’t leave keys under mats or
hanging inside the letterbox.
 Finally, don’t have your name and address on your key chain. If you
were to lose your keys, you’d have to change all of your locks.
If you do lose your keys and you receive a phone call from someone who
has found them, be particularly wary--they may be luring you away from your property so they can break in.
SPEAKING OF TIME MANAGEMENT...........
Like so many millions of others, if you are having trouble managing your time effectively to get things done, and make your life better, consider these words of wisdom (some humorous) from some well known sources you should recognize.
1.  GOLDA MEIER: "I must govern the clock....not be governed by it"
2.  ARTHUR SCHOPENHAMER: "Ordinary people think merely how they will spend their time-a person of intellect tries to use it".
3.  ANONYMOUS: "It is critically important to listen to your body and instincts. What works beautifully for one person, tires and frustrates someone
     else.
4.  JAMES MICHENER: "Don't put off until tomorrow what you can do today, because if you enjoy it today, you can do it again tomorrow"
5.  MURPHY'S LAW: "Whenever you start out to do something-something must be done first".
6.  HENRY FORD:  "Nothing is particularly hard if you divide it into small jobs".
7.  ANONYMOUS: "Schedule the most demanding, challenging tasks during the time of day when you have the most energy".
8.  WOODY ALLEN: "80% of life is just showing up".
9.  DR. ERIC ALLENBOUGH: Everything becomes different when we choose to take control, rather than be controlled. We experience a new
     sense of freedom, growth and energy".
10. CHARLES BENTON: "You will never 'find' time for anything. If you want time, you must make it."
11. FLIP WILSON: "Don't let your mouth write a check your body can't cash".
12. ANONYMOUS: "Become aware that saying YES to someone else is usually a NO to something you had planned for yourself. The purpose of
      saying NO once in a while, is to give yourself control over your time".
13. BERNARD MELTZER: "I really cannot give you the formula for success-but I can give you the formula for failure. Try to please everyone".
14. ANONYMOUS: "No executive ever looked back on his or her life and said, I wish I had spent more time at work".
15.        "                 "If you want to do better, you've got to do different".
16.        "                 "Minds that don't change are like clams that don't open".
17.        "                 "Every person starts the day with 86,400 seconds"
18. STEVE JOBS: "Your time is limited, so don't waste it living someone else's life".
19. JOHN LENNON: "Life is what happens to you while you are busy making other plans".
20. GEORGE ELIOT: "It's never too late to be what you might have been".
21. ALLAN DALTON: "In order to do something well, you have to be willing to do it poorly".
These often heard, and sometimes not so often heard quotes are for your enjoyment and worth remembering.
                       PROTECTING YOUR FAMILY FROM LEAD IN YOUR HOME: (part three)
                                                 CHECKING YOUR HOME FOR LEAD:
                                You can get your home tested for lead in several different ways:
>A paint inspection, tells you whether your home has lead base paint and where it is located. However, it will not tell you whether or not there is a
  lead hazard.
>A risk assessment, reveals if your home currently has any lead hazards from lead in paint, dust or soil. Also describes what action to take.
>A combination risk assessment & home inspection, tells you if your home has any lead hazards, if your home has any lead based paint and the
  location(s).
HIRE A TRAINED AND CERTIFIED TESTING PROFESSIONAL WHO USES A RANGE OF
RELIABLE TESTING PROCEDURES WHEN TESTING YOUR HOME:
>Visual inspection
>A portable X-Ray fluorescence (XRF) machine.
>Lab test of paint, dust and soil samples.
Home test kits are available, but not always accurate.  To assure
safety,Consumers should not rely on these kits before undertaking
renovations.
WHAT YOU CAN DO NOW, TAKING SOME SIMPLE STEPS TO REDUCE YOUR FAMILY'S RISK:
> If you rent, notify your landlord of peeling or chipping paint.
> Clean up paint chips immediately.
> Clean floors, window frames & sills, and other surfaces weekly. Use a mop or sponge with warm water and a general all purpose cleaner, or a
   cleaner made specifically for lead. Never mix ammonia and bleach
products together. They can form a dangerous gas.
> Thoroughly rinse sponges and mops after cleaning.
> Wash children's hands often, especially before meals, nap time and bed time.
> Keep play areas clean. Wash bottles, pacifiers, toys and stuffed animals regularly.
> Keep children from chewing on window sills or other painted surfaces. This is common when babies are teething.
> Clean or remove shoes before entering the home to avoid tracking in lead from soil.
> Make sure children eat nutritious meals high in Iron and Calcium. Children with good diets absorb less lead.
There are many projects a homeowner can tackle to save money. Trying
to remove lead based paint, dust or soil, should not be one of them.
Don't take chances !!!!
Federal and State programs are in place to ensure that testing is done
safely, reliably and effectively. You can call 1-800-424-LEAD(5323)
for a list of contacts in your area.
PROTECTING YOUR FAMILY FROM LEAD IN YOUR HOME (part two)
LEAD'S EFFECTS:
It is important to know that even exposure to low levels of lead can severely harm children:
IN CHILDREN, LEAD CAN CAUSE:
> Nervous system and kidney damage.
> Learning disabilities, attention deficit disorder, and decreased intelligence.
> Speech, language and behavioral problems.
> Poor muscle coordination.
> Decreased muscle and bone growth.
> Hearing damage.
While low level, lead exposure is most common, exposure to high levels of lead, can have devastating effects on children, including seizures, unconsciousness, and in some cases, even death. Although children are especially susceptible, lead exposure can also be dangerous to adults.
IN ADULTS, LEAD CAN CAUSE:
> Increased chance of illness during a pregnancy.
> Harm to fetus, including brain damage or death.
> Fertility problems in men & women.
> High blood pressure.
> Digestive problems.
> Nerve disorders.
> Memory and concentration problems.
> Muscle and joint pain.
CHECKING YOUR FAMILY FOR LEAD:
Consult your Doctor for advice on testing yourself and children. A simple blood test can detect high levels of lead. Especially recommended for:
> Children and ages 1 and 2.
> Any family member, who you suspect may have been exposed to high levels of lead.
> Children who should be tested under your State or health screening plan. Your Doctor can explain what the test results mean, and if more testing will be needed. If you notice one, or more of the above mentioned symptoms in your child or yourself, contact your Doctor immediately.
PROTECT YOUR FAMILY FROM LEAD IN YOUR HOME: part one
PROTECT YOUR FAMILY FROM LEAD IN YOUR HOME: part one
If you are planning to buy, rent or renovate, many homes and apartments built before 1978, have high levels of lead based paint. Lead from paint, chips and dust, can pose serious health hazards if not dealt with properly, and should not be taken lightly.
OWNERS, RENTERS AND BUYERS, are strongly encouraged to check for lead before renting, buying or renovating any pre-1978 housing.
LANDLORDS, are required to disclose in the lease, any known information about lead based paint & hazards, before the leases take affect.
SELLERS, likewise, have to disclose any known information on lead based paint, before selling a house. Sales contracts must include such a disclosure. Buyers have up to 10 days to check for lead.
RENOVATORS, who will be disturbing more than 2 square feet of painted surfaces, are required to provide you with a lead base paint pamphlet, from the EPA, before starting work.
IMPORTANT, LEAD FROM NOT ONLY PAINT, BUT ALSO DUST AND SOIL, CAN BE VERY DANGEROUS IF NOT MANAGED PROPERLY:
FACT: Lead exposure can harm young children and babies even before they are born.
FACT: Even children who seem healthy can have high levels of lead in their bodies.
FACT: People can absorb lead in their bodies by breathing or swallowing lead dust, or by eating soil or paint chips containing lead.
FACT: People have many options for reducing lead hazards. In most cases, lead based paint that has not been disturbed and is in good condition,
           is not a hazard.
FACT: Removing lead based paint improperly can increase the danger to your family.
LEAD GETS INTO THE HUMAN BODY IN MANY WAYS:
>Breathing in lead dust, especially during renovations.
>Putting hands or other objects that may be covered with lead dust in their mouths.
>Eating paint chips or soil that contains lead.
 CHILDHOOD LEAD POISONING REMAINS A MAJOR ENVIRONMENTAL HEALTH PROBLEM IN THE U.S. ESPECIALLY TO CHILDREN UNDER THE AGE OF SIX:
> At this age, children's brains and nervous systems are more sensitive to the damaging effects of lead.
> Children's growing bodies absorb more lead.
> Babies and young children often put their hands and other objects, which can have lead dust on them, into their mouths.
LEAD IS ALSO ESPECIALLY DANGEROUS TO WOMEN OF CHILDBEARING AGE:
> Women with a high lead level in their system prior to pregnancy, would expose a developing fetus to lead.
Reminder: Lead based paint was declared illegal in 1978, after which, paint no longer contained lead. If your home or apartment was built after 1978, you need not worry about the effects of lead.
check our blogs #2 AND #3, coming up in the next weeks, for additional information.
